Front of House Lighting

Carriage style lights may be allowed on either side of the garage door of a unit. The lights must be white, or match the approved trim color of the unit.

Sun Shade Sails

Rules adopted September 2022
Shade Sails are allowed with the following conditions:
  • There can be no more than two on any property.
  • Shade sails are only allowed in the back yard.
  • The sails must be anchored only to the owner’s house (not to a shared wall of an adjacent property,) and may only use up to three posts at the back proprty line.
  • Posts must be placed one foot away from any wall, fence, or property line and must be anchored in accordance with Miami-Dade building code.
  • Shade Sails MUST be attached at all points with a quick connect system, such as a carabiner or detachable chain link and MUST be removed in the event of a windstorm.
  • If a unit is to be unoccupied for a period of more than four days during hurricane season (June 1st to November 15th), all shade sails MUST be removed.
  • Only colors of the beige family are allowed (beige, taupe, khaki) – other colors such as white or periwinkle are not allowed. Color to be approved on a case by case basis.
  • No part of the sail may be placed to that it extends beyond the property lines of the owners’ unit.
  • The sail may not cast a shadow on any neighbor’s window(s) or back yard during the two hours before and two hours after solar noon.
  • The sail height may not exceed nine feet at the highest point.
  • Support posts at the back fence or property line may not exceed seven feet in height.
  • Shade sail may not cause rain runoff onto any other unit or common area.

Fencing

Fences are maintined by individual unit owners. Allowed styles include shadow box, and dog ear picket fencing.
Fences may be left in natural color, pressure treated, or stained with redwood exterior stain. Any new installation of wood fencing must be treated with a protectant such as a waterproofing sealant to provide maximum durability and longevity.

Shade Structures

Definitions
Pergola: A structure consisting of columns supporting an open roof of girders and cross rafters without side walls.
Gazebo/Pavilion: A structure consisting of columns supporting a closed roof, without side walls.
Awning: A structure consisting of canvas stretched over a metal frame, without side walls.

A single fixed outdoor structure of the above types may be allowed on a lot with the following conditions:
  • The purpose of the structure must be primarily as a sunshade and/or light rain covering of an outdoor area at the rear of a home and may not be used for habitation or permanent storage of items apart from tables, chairs, and outdoor cooking equipment, such as a grill.
  • Structures are only allowed in the back yard and may be attached to the unit. In the case of an awning, the structure must be attached to the unit.
  • Any such structure must meet Miami-Dade County building code at the time of installation.
  • Full plans and specifications must be presented to the Association prior to commencement of construction/installation.
  • Installation may only proceed with a proper construction permit from Miami-Dade County.
  • Semi-permanent or “kit” structures are not allowed.
  • Structures must be set back at least 12 inches from all property lines, except where the roof would abut the rear wall of the unit, or a dividing wall between units.
  • Gazebo or Pavilion structures with full roofs may have electrical connections for lighting or ceiling fans. Any electrical work must also satisfy Miami-Dade County building codes. Awnings and Pergolas may not have electrical connections.
  • Color and overall design will be approved on a case-by-case basis.
  • Structures must not cause rain to be diverted onto any neighboring property, including common areas.
  • The roof, or top rails in the case of a pergola, of any structure must be at or below the lowest eave at the rear of the related unit and must have a flat profile. Rounded or peaked roofs are not allowed.
  • Structures must be maintained in first class condition, kept clean and in undamaged condition.
ALL EXTERIOR ALTERATIONS MUST HAVE PRIOR APPROVAL FROM THE BOARD OF DIRECTORS OR ARCHITECTURAL COMMITTEE BEFORE COMMENCEMENT

Windows

In addition to the style installed by the developer, impact windows either with or without mullions (a grid pattern) may be considered. Windowsills and trim must be of an approved color. The Associaiton will not consider any window trim colors other than white, bronze or black.

Front Door Designs

Only white doors with the originally installed 6 panel design are allowed.
Doors must be white, or the approved trim color of the unit. New doors must meet Miami-Dade County building code and must be designed for High Velocity Hurricane Zone (HVHZ), unless replacing the original door with an identical door.

In addition to the style installed by the developer (standard 6 panel), the following additional styles may be considered:
  • Fully solid with various numbers of panels in a square design (excludes ovals, circles, or other shape panels).
  • Doors with glass inserts as fan lite (either square or camber top), half lite, or ¾ lite.
  • If glass inserts are used, the insert must be either frosted, or fully opaque. Transparent panels will not be approved.
  • If glass inserts are used, the insert may have a ‘caming’ inlay with a simple straight line geometric design.
  • Side lights may use transparent glass panels, but otherwise should follow the standards for door inserts.
